Buy Property in Dubai with MENA Properties
When buying property in Dubai, it is important to follow some simple steps to ensure you get the right experience. Some of these steps can make a difference between a successful transaction and a painful one.
The first thing to do is to make sure that the agent you use if RERA (Real Estate Regulatory Agency) approved. This can be verified by the agent providing a copy of his/her RERA card. In doing so, the agent should provide you a list of required documentation for selling your property, such as a copy of the title deed and a copy of your passport.
Whilst this may seem tedious, imagine if everyone listed property on the same basis (without providing this documentation), then unregistered and more so, unethical agents would simply list properties to generate enquiries and create a false sense of availability. In addition, this could have a huge impact on your pricing as effectively, they can advertise what they want.
When wanting to buy a property and are ready to sign an MOU, then it is important that you see a copy of the title deed and a passport copy of the owner, to prove you are purchasing a legitimate property. Again, whilst tedious, a MUST do. An approved RERA agent will have no hesitation in providing such documentation and they will be with you every step of the way.
In the UAE, there are a number of original documents required when transferring a property. These should be coordinated in advance by your agent (whether you're a buyer or a seller). Failure to do so, could result in a delayed transaction, or worse, a default which could result in you paying a penalty. With this in mind, make sure that everything that is required of you is documented by your agent as it is their duty to guide you.
Upon transferring a property, make sure you're on time, with your agent, and have either your manager's cheques, and/or your mortgage provider with you who will be part of the transaction.
